Terms of Service

LORQA (the “Platform”) is operated by Wood Side S.L., a company incorporated under Spanish law. LORQA is a professional membership network for LGBTQ+ and ally real estate professionals (“Members”). The Platform provides tools including member profiles, property listings, a member directory, and direct messaging.

Membership is open to licensed real estate professionals, agencies, and allied service providers who agree to LORQA’s Code of Conduct. LORQA reserves the right to decline any application. Membership is granted on an annual or founding basis as described on the pricing page. Verification of credentials is required before full membership is activated.

All Members agree to: treat all Members, clients, and platform users with respect and professionalism; provide accurate information in their profiles and listings; not engage in discrimination based on sexual orientation, gender identity, race, religion, or any protected characteristic; not use the Platform for spam, solicitation, or illegal activity; maintain valid professional credentials and notify LORQA of any changes; and comply with all applicable laws, including anti-money laundering regulations. Members may not: (a) post false, misleading, or fraudulent listings; (b) harvest other members’ contact data; (c) misrepresent the origin of client introductions made between Members; (d) upload malicious code or disrupt platform services; (e) impersonate any person or entity.

LORQA™ is a registered trademark of Wood Side S.L. (EUTM No. 019339928). All platform design, code, and content created by LORQA is proprietary. Members retain ownership of content they upload (photos, bio text, listing descriptions) but grant LORQA a non-exclusive, royalty-free licence to display that content on the Platform.

Any member may report a conduct concern to conduct@lorqa.estate. Reports are reviewed by the LORQA Conduct Committee within 10 business days. If a violation is found, membership may be suspended or revoked. Revocation decisions by the Conduct Committee are final.

Members may refer clients and opportunities to one another through the Platform. Any referral arrangement — including any commission or fee — is agreed directly between the Members concerned, on terms of their own choosing. LORQA does not administer, collect, guarantee, or arbitrate referral commissions and is not a party to any such arrangement. LORQA acts as an introducer only and is not party to any property transaction.

Business-to-business. LORQA membership is a professional service sold to real-estate businesses and practising professionals acting in the course of their trade. It is not offered to consumers, and the consumer rights of withdrawal under Directive 2011/83/EU and the Spanish Ley General para la Defensa de los Consumidores y Usuarios do not apply.

Fees. Annual membership fees are charged at the start of each membership year via Stripe, in advance. Founding Member fees are free for Year 1 and then locked at the founding rate for as long as the membership runs without interruption.

Cancellation. You may cancel at any time. Your membership then runs to the end of the period you have paid for and is not renewed. Fees already paid are not refunded, in whole or in part. A Founding Member who cancels forfeits the locked founding rate; rejoining later is at the then-current published price and subject to a new application.

VAT. LORQA membership is a business-to-business professional service. All prices are quoted excluding VAT. Members in Spain are charged 21% IVA. Businesses elsewhere in the EU that supply a valid VAT number are zero-rated under the intra-community reverse-charge mechanism and account for VAT in their own country. The exact amount is calculated and shown at checkout. LORQA is operated by Wood Side S.L. (CIF/VAT ESB67595397), established in Spain and registered in the Registro de Operadores Intracomunitarios (ROI/VIES). Invoices state the VAT treatment applied to your membership.

LORQA provides the Platform on an “as is” basis. We do not guarantee the accuracy of property listings, member credentials, or market data. LORQA is not party to any property transaction and accepts no liability for losses arising from transactions between members and clients. Our total liability to any Member shall not exceed the membership fees paid in the 12 months preceding the claim.

These Terms are governed by Spanish law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Barcelona, Spain, except where mandatory consumer protection law in your country of residence applies.
